Property Tax

Assessing

Property shall be assessed under general law and by uniform rules. The property tax assessment process starts when the city's assessors determine the market value of the property. The assessed value is established by the County's Board of Assessment. For this property the sum of the land value and of the building value represents the total assessed value of the property.

Land value $3,254,300
Bulding value + $13,258,700
Assessed value = $16,513,000

Tax Deductions and Taxable Value

An exemption is a rule or law which excepts certain things from another rule or law. A property tax exemption allows a certain amount of the assessed value of a property to legally avoid taxation. Typically, the exempted properties belong to widows, veterans, disabled persons, over 65 citizens, etc. In this way, the taxable value is obtained:

There are currently no exemptions for this property.

Assessed value $16,513,000
Taxable value = $16,513,000

Property Tax

The tax rate is determined by dividing the tax levy (annual amount to be raised through taxation by the county government, schools, and the municipality) by the total of all assessed values within the municipality. Increases in the tax levy increase the tax rate; increases in the total of all assessed values within the municipality decrease the tax rate if budgets, tax levies, state aid, etc., stay the same. The tax rate is set by the taxing authority for the governmental unit within which the property is located.

Tax Description Assessed Value Tax Rate Tax Amount
Tax Rate $16,513,000 x 2.044% = $337,525

Total Current Tax = $337,525

If you have questions about your taxes, you should call the appropriate taxing entity. However, if you have a question concerning your property value, exemption status, ownership or address correction, you should contact the appraisal district. For more information please click here.
